Loan Portfolio Reviews
Our approach is to mimic SBA’s auditing team’s loan review processes as much as possible. We can simply conduct a compliance review where we take a look at a sample (or all) of the SBA loans in your portfolio, which includes the 43 elements in their loan audit. In addition to the compliance review, we can also include a risk-based review of your SBA lending operations to include a review of the bank’s SBA loan policy and procedures, a review of operational elements specific to SBA lending and an analysis of management of the SBA loan portfolio.
Due Diligence Loan Reviews
Sometimes lenders wish to buy loans in a SBA loan portfolio, therefore, the buyers have a need to conduct due diligence – a sampling (or complete review) of the credit and compliance factors related to the loans. Smart buyers want to know what they are buying and set their bid accordingly. SBA Complete has the expertise to review a SBA loan portfolio to assess the integrity of the SBA guaranties and can provide feedback to enable the buyer to know how to offer a discount on the purchase price to mitigate potential losses existing in the portfolio.
SBA Loan Policy and Procedures Development
Successful SBA lenders have effective written policies to guide their staff on the goals of the organization and its SBA Loan Department. SBA requires lenders to lend in accordance with their own well-established policies. We can help assure the lending institution provides a policy and set of procedures that comply with SBA requirements. We offer several approaches – we can simply offer up a template that the lender can use to write their own documents (and provide feedback/recommendations) or we can do a “full write” of the documents after conducting interviews with key personnel.
Sometimes lending institutions just need a way to bounce ideas off of an expert team to know how to approach SBA lending as they build their loan department. We can provide a detailed discussion (with recommendations, feedback, guidance) focusing on key roles, responsibilities, industry best practices and a comparative analysis of key SBA loan programs (7a, 504, Express). We provide a customized approach based on your key concerns or specified strategies.
Budgets are tight, travel is expensive and taxing on staff, however, they must stay updated on all the specialty aspects of SBA lending. Call us to arrange a professional, value priced training. We customize training to meet your SBA lending staff’s need with topics ranging from SBA loan eligibility, credit underwriting, closing/funding, servicing and liquidation. You may want to consider a series of webcasts for your team. We recommend no more than 90 minutes at a time for this type of training,. Therefore, regular ongoing events (such as at a monthly staff meeting) make a lot of sense.
Guaranty Purchase Recovery
The procedures for collecting on a SBA loan guaranty changes and are complex. Unless you are sending in guaranty purchase requests regularly, chances are you simply do not have the time to focus on this level of detail. We provide not only a complete approach to putting together the required SBA 10-TAB package, but we also “tell the story” with an executive summary for each loan guaranty request. We assist with the completion of the required transcript of account and wrap up reports, if applicable.
Lender Connect (ongoing technical assistance)
Many lenders just want us as part of their team whenever and however it makes sense. The Lender Connect service provides our clients access to the best, timeliest and value oriented advise available in our industry. Our technical experts are on call, during normal business hours, to answer any question related to SBA lending via telephone or email. There is no retainer and you only pay for what you use on a monthly basis. Lender Connect clients often use this service to assist with loan structuring or interpreting SOP verbiage. We can also provide clarity around unilateral authority for servicing and liquidation issues. We customize our approach to the lender’s need.
